Booking Terms & Conditions
Please read these Terms & Conditions carefully before making your booking. By confirming your reservation, you agree to be bound by these Terms & Conditions.
1. The Contract
The contract for the hire of Sea Salt Cottage is made between the Hirer ("you") and Mr Paul Groves and Mrs Natalie Groves ("we", "our", "us"), the owners of Sea Salt Cottage, Deal, Kent.
The person making the booking must be at least 18 years of age and accepts responsibility for all members of their party.
All prices quoted include VAT where applicable.
2. Booking & Payment
A non-refundable deposit of 40% of the total holiday cost is required at the time of booking.
The remaining balance, together with the cleaning fee and security deposit, must be paid no later than 6 weeks before your arrival date.
Bookings made within six weeks of arrival require full payment at the time of booking.
Your booking is confirmed only once cleared funds have been received.
Failure to pay the balance by the due date will be treated as cancellation by the Hirer and the booking deposit will remain non-refundable.
3. Cleaning Fee
A mandatory cleaning fee applies to every booking and is payable with the final balance.
4. Security Deposit
A refundable £200 security deposit is required with your final payment.
The security deposit may be used to cover:
- Damage to the property or its contents
- Missing items
- Excessive cleaning
- Breach of these Terms & Conditions
- Dog mess left in house or garden £30 per 'item'
Guests are expected to leave the cottage, furniture, fixtures and contents in a clean and tidy condition.
The security deposit will normally be refunded within 7 days of departure following a satisfactory housekeeping inspection.
Should any deductions exceed the security deposit, the Hirer agrees to reimburse the outstanding balance.
5. Minimum Stay
Sea Salt Cottage operates a minimum stay of three nights.
6. Arrival & Departure
Check-in: From 3:00 pm
Check-out: By 10:00 am
The property operates a self check-in system. Arrival instructions will be provided prior to your stay.
7. Occupancy
The number of guests staying at the property must not exceed the number confirmed on the booking.
Only those guests included in the booking may stay overnight.
Unauthorised additional guests may result in the booking being terminated without refund.
8. House Rules
Sea Salt Cottage is a family holiday home and the following are strictly prohibited:
- Smoking or vaping anywhere inside the property
- Parties
- Events
- Gatherings
- Commercial activities
- Illegal or anti-social behaviour
Any breach may result in immediate termination of your stay without refund and may result in deductions from your security deposit.
Guests must respect neighbouring properties and keep noise to a reasonable level, particularly between 10:00 pm and 8:00 am.
9. Log Burner
An initial supply of suitable fuel is provided for one evening's use.
Only approved fuels may be used.
Damage caused by using inappropriate fuel or misuse of the log burner, including additional cleaning costs, will be charged to the Hirer.
10. Care of the Property
The Hirer agrees to:
- Take reasonable care of the property.
- Keep the property secure.
- Leave the accommodation in a clean and tidy condition.
- Report any breakages or damage immediately.
Accidental damage should always be reported. Honest reporting allows us to resolve issues fairly.
11. Damage & Breakages
The Hirer accepts responsibility for any loss or damage caused by themselves or members of their party through negligence or misuse.
Repair or replacement costs may be deducted from the security deposit or invoiced separately where necessary.
12. Cancellation by the Hirer
The booking deposit is non-refundable.
Where the Hirer cancels within six weeks of arrival, the full holiday balance remains payable unless we are able to re-let the property.
We strongly recommend that guests obtain suitable travel insurance to cover unforeseen circumstances.
13. Cancellation by Us
In the unlikely event that we need to cancel your booking, we will endeavour to offer suitable alternative dates.
If no suitable alternative can be agreed, all monies paid will be refunded in full.
Our liability shall be limited to the amount paid for the booking. We cannot accept responsibility for any consequential losses such as travel costs, loss of earnings or alternative accommodation.
14. Right to Refuse or Terminate a Booking
We reserve the right to refuse or cancel a booking where it is reasonable to do so, including where:
- Incorrect booking information has been provided.
- Payment has not been received.
- The booking breaches these Terms & Conditions.
- We reasonably believe the property may be used inappropriately.
During your stay, we reserve the right to terminate the booking without compensation where there is:
- Serious or repeated breach of these Terms.
- Excessive noise.
- Anti-social behaviour.
- Criminal activity.
- Smoking inside the property.
- Deliberate damage.
- Unauthorised parties or gatherings.
Where appropriate, guests will be given the opportunity to remedy a breach before termination.
15. Access to the Property
We reserve the right to enter the property at reasonable times where necessary for:
- Emergency repairs
- Essential maintenance
- Safety inspections
- Protecting the property
Where possible, reasonable notice will be given.
16. Liability
Guests occupy the property entirely at their own risk.
Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, fraud, or any liability that cannot legally be excluded.
Subject to the above, we shall not be liable for:
- Loss or damage to personal belongings.
- Vehicle loss or damage.
- Interruptions to utilities or internet services beyond our control.
- Events outside our reasonable control.
17. Force Majeure
We shall not be liable for cancellations or interruptions caused by events beyond our reasonable control, including but not limited to:
- Severe weather
- Flooding
- Fire
- Pandemic restrictions
- Government action
- Utility failures
- Industrial action
18. Complaints
Should you experience any issue during your stay, please notify us immediately so we have the opportunity to resolve the matter.
Complaints raised only after departure may limit our ability to investigate or remedy the issue.
19. Privacy
Personal information collected during the booking process will only be used for administering your reservation and complying with our legal obligations. We will not share your information with third parties except where required by law.
20. Acceptance
Payment of your booking confirms that you have read, understood and accepted these Terms & Conditions.
